Every exhaust fan in a building — bathroom risers, dryer ducts, garbage-room fans — pushes air out. Make-up air units are what replace it: rooftop or mechanical-room units that draw in outdoor air, temper it, and supply it to corridors and common areas. They keep hallways fresh and slightly pressurized so air flows from corridors into suites rather than the reverse.
When a make-up air unit is neglected, the building tells you. Hallways feel stuffy and smell like whatever’s cooking on three. Suite doors whistle. Odours migrate. Often the unit is still “running” — just through filters that haven’t been changed in years and a cabinet lined with dirt.
What we service
We clean the unit’s interior, replace or clean filters, clean accessible coil surfaces, clear the intake screens and hoods, and clean the supply plenum and accessible connected ducting. Afterward you receive documentation of the unit’s condition, anything observed that needs attention beyond cleaning — worn belts, failed dampers, corrosion — and a recommended filter and service schedule.
Make-up air maintenance is a natural anchor for a recurring building program: filters on a set cycle, a full cleaning annually, and rooftop exhaust fans serviced in the same mobilization.
