Property managers sit between owners who want costs controlled and tenants who want problems fixed — and ventilation generates both: dryer complaints, stuffy hallways, condensation issues, and the occasional urgent discovery during an inspection or insurance review.

We’re built to be the contractor that makes this category quiet. Tenant notices and access scheduling are handled as part of the program, not left to your office. Service scope is consistent from building to building, so you’re not re-explaining expectations per property. And reporting arrives in a format you can forward to an owner as-is: what was serviced, what’s outstanding, what was found, what it costs to stay ahead of it.

Rental buildings specifically

Purpose-built rentals have a maintenance advantage over strata — one owner, one decision — and ventilation is one of the easiest systems to put on a schedule. Annual dryer exhaust and suite ventilation cycles — kitchen hoods included where scoped — make-up air filters on a set interval, rooftop fans checked in the same mobilization. Fewer tenant complaints, fewer emergency vendor searches, and a documented history for every building in the file.

For mixed-use buildings with commercial kitchens at grade, our commercial kitchen exhaust service keeps that fire-safety documentation in the same file as the rest of the building’s ventilation records.

Portfolios

Managing ten buildings shouldn’t mean ten different vendors and ten report formats. We coordinate recurring programs across portfolios with uniform scope and reporting, so the ventilation status of everything you manage is legible at a glance.

Common questions

How do building-wide service programs work?

We coordinate the program with your property manager or council: a service schedule is set, residents receive notice with access instructions, and our technicians work through the building suite by suite alongside any rooftop or common-area systems in scope. Afterward you receive a completion summary covering suites serviced, any no-access suites and any deficiencies observed.

What happens when a suite cannot be accessed?

No-access suites are tracked and reported rather than silently skipped. Depending on the program, we can schedule a return visit to catch missed suites or fold them into the next service cycle, so the building record always shows exactly which units are outstanding.

Do you offer recurring maintenance?

Yes — preventative maintenance is central to how we work. After a first service we recommend an appropriate interval for your systems, and buildings on a recurring schedule get consistent records, predictable budgeting and fewer surprises.

What documentation is provided?

Residential customers receive a service record of the work performed and anything worth monitoring. For building-wide programs we provide a completion summary: suites scheduled and completed, no-access units, deficiencies observed, before/after photos where useful, and a recommended date for the next service.
