In a multi-family building, dryer exhaust is a shared-risk system: every suite’s duct carries the same lint load, and a restricted duct in one unit is a problem for the whole building. That’s why strata councils increasingly put dryer vent cleaning on a recurring, building-wide schedule rather than leaving it to individual owners.

The challenge isn’t the cleaning — it’s the coordination. A 150-suite building means 150 access appointments, residents with questions, a handful of suites that can’t be entered on the scheduled day, and rooftop terminations that need to be serviced along with the risers below them.

How our programs run

We plan the schedule with your property manager or council, typically by floor or block of suites. Residents receive notice with clear instructions on access and what to expect. Our technicians work through the building systematically, cleaning each suite’s exhaust run and the associated exterior or rooftop terminations, and servicing booster fans where installed.

Every suite is tracked. Suites we can’t access aren’t silently skipped — they’re recorded, and depending on the program we schedule a catch-up visit or fold them into the next cycle.

The completion report

When the program wraps, council receives a completion summary: suites scheduled and completed, no-access units and their status, deficiencies observed (with photos where useful), and the recommended next service date. It’s the document that lets a council demonstrate the building’s exhaust systems are actually being maintained.

Common questions

How do building-wide service programs work?

We coordinate the program with your property manager or council: a service schedule is set, residents receive notice with access instructions, and our technicians work through the building suite by suite alongside any rooftop or common-area systems in scope. Afterward you receive a completion summary covering suites serviced, any no-access suites and any deficiencies observed.

What happens when a suite cannot be accessed?

No-access suites are tracked and reported rather than silently skipped. Depending on the program, we can schedule a return visit to catch missed suites or fold them into the next service cycle, so the building record always shows exactly which units are outstanding.

Do residents need to be home during service?

For work inside a suite — dryer connections, HRV units, bathroom exhaust — we need access, which can be the resident being home or building-arranged access where the building’s rules allow it. Exterior and rooftop work does not require suite access.

What documentation is provided?

Residential customers receive a service record of the work performed and anything worth monitoring. For building-wide programs we provide a completion summary: suites scheduled and completed, no-access units, deficiencies observed, before/after photos where useful, and a recommended date for the next service.
