Developers & New Construction

Post-construction cleaning and airflow verification that lets a new building start its life with clean systems — and documentation for turnover packages.

New buildings don’t start clean. Construction generates drywall dust, sawdust and debris, and ventilation systems — running or open during finishing — collect it. Handing over a building whose HRVs are loaded with drywall dust means resident complaints in the first year and warranty conversations nobody enjoys.

We service new construction at the point where it pays most: after finishing, before or around occupancy. Suite ventilation systems, dryer exhaust runs, common-area systems and rooftop components are cleaned of construction debris, and airflow is verified so problems surface while trades are still mobilized — a disconnected duct found at turnover costs a service call; the same duct found by an owner in year two costs goodwill.

Documentation for turnover

Developers receive records built for the turnover package: systems serviced, verification results, and any deficiencies observed with enough specificity for the responsible trade to action. The incoming strata or operator inherits a documented baseline — and a natural starting point for the recurring maintenance program the building will need from year one.

We’re clear about scope: this is specialist cleaning, inspection and verification — complementary to, not a replacement for, commissioning and balancing work.

Common questions

What is airflow testing?

Airflow testing measures how much air a system is actually moving, using an anemometer or flow hood at grilles, fans and terminations. It verifies that cleaning restored performance and identifies systems that are underperforming for reasons cleaning alone will not fix, such as crushed ducting or failed fans.

What documentation is provided?

Residential customers receive a service record of the work performed and anything worth monitoring. For building-wide programs we provide a completion summary: suites scheduled and completed, no-access units, deficiencies observed, before/after photos where useful, and a recommended date for the next service.

What happens if a deficiency is found?

We document what we observed — for example damaged ducting, a disconnected joint, a failed fan or a crushed termination — with photos where practical, and include it in your service record with a plain-language explanation. Repairs beyond our service scope are flagged so you can address them with the appropriate trade.
